The Neighborhood

Bal Harbour, Around Rivage

A small village at the north tip of the barrier island, founded in 1929, with the Shops, the marina and two landmark hotels half a mile from Rivage.

Bal Harbour Village

The Northern Tip of the Island

Bal Harbour was founded in 1929 at the north end of the barrier island, between the Atlantic and the Intracoastal, with Haulover Inlet just beyond it. It is a small village of oceanfront towers, a marina and one of the country's best-known shopping centers.

Bal Harbour Shops opened in 1965 and sits half a mile from Rivage, as do the Bal Harbour Marina, The Ritz-Carlton Bal Harbour and The St. Regis Bal Harbour Resort. The village runs Unscripted Bal Harbour, a public art program, and Art Access, which gives residents and their guests complimentary admission to some of the area's museums.

Rivage is on the ocean side of the village, and the developer describes it as one of the last beachfront properties to be developed in Bal Harbour. In a village this small, new oceanfront supply is close to fixed. That scarcity, more than the amenity list, is what a buyer here is paying for, and it is why I compare Rivage first with Bal Harbour resales, not with new towers in Sunny Isles.
